Luxury Interior Design Sarasota

South of Tampa Bay, the coast of Sarasota and Manatee counties holds some of Florida's most distinctive residential islands: bay enclaves built in the mid-century boom, long Gulf barrier islands, and quiet canal neighborhoods a short drive from downtown Sarasota. Sixth Sense Studio is based in Tampa, and we take on a limited number of full-service projects here, offering luxury interior design Sarasota homeowners need for gut renovations, waterfront rebuilds and new construction.

Communities We Cover

  • Bird Key: a waterfront enclave in Sarasota Bay off the John Ringling Causeway, with homeowners association architectural review and City of Sarasota permits.
  • Longboat Key: a Gulf barrier island that crosses the Sarasota-Manatee county line but is governed by a single town, with Gulf-front estates, bayside homes and condominium residences.
  • Anna Maria Island: a Manatee County barrier island split among three cities, Anna Maria, Holmes Beach and Bradenton Beach, each with its own building department, with early cottages still standing on Pine Avenue.
  • Siesta Key: a Gulf barrier island with a strong Sarasota School modernist heritage, mostly in unincorporated Sarasota County, where a Gulf Beach Setback Line governs building near the beach.
  • The Lake Club, Lakewood Ranch: an inland, guard-gated village of custom homes on the Manatee County side of Lakewood Ranch, with homeowners association review of exterior changes.
  • Casey Key: a narrow residential barrier island south of Siesta Key, reached from the north by the one-lane Blackburn Point Swing Bridge, in service since 1926. We do not have a dedicated page for it yet.

We add pages for other communities only as we can speak to them with real local knowledge.

Who Approves What

Permitting on this coast depends on exactly where the property sits. The City of Sarasota, Sarasota County, Manatee County and island municipalities such as the Town of Longboat Key each run their own building review, and many waterfront neighborhoods add homeowners or condominium association approval on top. Flood rules are a constant: in FEMA flood zones, work that reaches half of a structure's market value can require the whole building to meet current flood standards. We confirm the jurisdiction and association rules at the start and design so the plan is buildable, working alongside your architect, builder and licensed professionals.

How We Design for This Coast

Gulf light is bright and warm, especially in the afternoon, and the water does much of the decorating. We favor calm, textured palettes, durable natural materials and furniture scaled to large openings. Indoor and outdoor rooms are planned together, storage is designed for boating and beach life, and finishes are chosen to tolerate humidity and salt air, including in homes that sit closed for part of the year.
