Luxury Interior Design Lakewood Ranch: The Lake Club

Lakewood Ranch grew out of Schroeder-Manatee Ranch, land the Uihlein family, original owners of the Schlitz brewery, has held since the early 1900s and worked for cattle, citrus, tree and turf farming before the company turned to community development in 1994. Today it is a master-planned community of more than 35,000 acres across Manatee and Sarasota counties. The Lake Club sits on the Manatee County side, north of University Parkway. Its developer, Stock Development, describes a guard-gated, Tuscan-inspired village of custom luxury homes set around lakes, decorative bridges, a mile-long park and a 20,000-square-foot Grande Clubhouse.

Homes here came from a short list of luxury builders, including Stock, Anchor, Arthur Rutenberg, John Cannon and Lee Wetherington, in Mediterranean, British West Indies and coastal styles, and most were built within the last two decades. That makes the brief different from the islands: few owners are restoring old houses, and most want a newer home to feel personal and current. Our approach to luxury interior design Lakewood Ranch owners in The Lake Club ask for starts there.

Association Review Comes First

The Lake Club Homeowners Association controls exterior change. Its homeowner manual requires a Modification Request and written approval from the association's Modifications Committee before any exterior alteration, including paint color, landscaping, pools, fencing and room additions, and work started without approval can draw daily fines. The 2022 edition says the committee meets twice a month, judges proposals on compatibility with the home and its neighbors in style, materials, color and workmanship, may require a neighbor's sign-off, and expects work to be completed within six months. Only after approval does the owner file for building permits, and appeals go to the HOA board within ten working days. The manual also sets construction hours and routes deliveries through the Masters Avenue gate, details that shape an installation schedule.

Interior-only work, such as a new kitchen or a reworked primary suite, falls outside that exterior review, though gate access, work hours and delivery rules still apply. Anything that touches the outside, from new doors and windows to a summer kitchen or pool, should go to the committee early.

Permits Through Manatee County

Lakewood Ranch is not an incorporated city. On the Manatee side, building permits come from Manatee County Development Services, which takes applications through its Accela online portal and now has offices on Town Center Parkway in Lakewood Ranch. The Lakewood Ranch Stewardship District, a special district that finances and maintains community infrastructure, appears on tax bills but is not a permitting office.

An Inland Take on Flood and Storms

Well inland and east of Interstate 75, The Lake Club does not deal with Gulf beach setback lines or barrier-island surge rules. Water still matters. Manatee County's floodplain guidance notes that inland flooding comes from heavy rain overflowing rivers, creeks and sloughs, and that properties outside mapped high-risk zones can still flood. Lake and preserve lots vary, so check your survey and elevation certificate before planning changes at ground level. The association's review criteria name drainage and changes to storm-water run-off as primary concerns, which affects pools, hardscape and outdoor kitchens. Plan for hurricane season too, with protected openings and a place to store outdoor furniture.

Making a Newer Home Your Own

In a newer custom home the bones are usually sound, so the work is about editing. Where a house leans heavily Tuscan, we keep the architecture's arches, beams and stone and lighten what surrounds them: plaster or limewash walls, quieter cabinetry, simpler lighting and fewer competing finishes. In British West Indies and coastal homes the goal is warmth, with wood, woven textures and color that holds up in bright Florida light. Indoor and outdoor rooms are planned together, since the lanai and pool are where these houses are lived in most, and lake views are framed rather than blocked by furniture.

Lake Club Questions

Do I need HOA approval for an interior renovation?

The association's modification review covers exterior changes, so interior-only work usually does not need a Modification Request. Gate access, work hours and delivery rules still apply, and anything visible from outside needs written approval first.

Who issues building permits in The Lake Club?

Manatee County Development Services. Lakewood Ranch is unincorporated, so there is no city building department.

Is flooding a concern this far inland?

It is different, not absent. There is no Gulf setback line here, but flood zones vary by lot, so check your survey and elevation certificate before planning ground-level work.

Have you completed a project in Lakewood Ranch?

Not yet. Our nearest published work is in Tampa.

What is your project minimum?

Full-service projects begin at $80,000, and most whole-home work is $150,000 and above.
