Tierra Verde sits at the southern tip of Pinellas County, strung along the Pinellas Bayway between St. Pete Beach and Fort De Soto Park. It was once a scatter of mangrove keys; dredge-and-fill work that began around 1960 joined them into the canal-laced island neighborhoods residents know today, among them Sands Point, Bayway, Monte Cristo, Entrada and the East and West Shore sections. Nearly every street ends at water, and the houses reflect several building eras: 1970s and 1980s canal homes, Mediterranean-style estates from the 1990s and 2000s, and newer elevated houses built to current coastal standards.
We bring luxury interior design Tierra Verde families can live in every day, whether the project is a full renovation of an older canal home or the interiors of a new waterfront build.
Tierra Verde is not part of any city. It is unincorporated Pinellas County, and residents have voted over the years to stay that way despite annexation interest from neighboring cities. In practice that means building permits, inspections and floodplain review run through Pinellas County Building and Development Review Services rather than a town hall on the island. If your home is in a condominium or a homeowners association, its architectural rules apply on top of the county's, so we check those documents early instead of discovering them at submittal.
Flood exposure shapes almost every serious project here. Much of the island lies in FEMA special flood hazard areas, and when an older home sits below current base flood elevation, improvements that reach half of the structure's market value can require bringing the whole house into compliance. Your elevation certificate and an early conversation with your builder often decide whether a renovation, a raised rebuild or a carefully limited scope is the right path. We are not permit consultants; we design so the plan stays buildable once those answers come in.
Many of the island's earlier houses were built low and wide, with small kitchens, closed rooms and sliding doors that frame only part of the water. Our work usually starts with sightlines: opening the main living floor toward the dock, simplifying ceilings, and giving the kitchen a direct view across the canal so whoever is cooking is still part of the afternoon.
New homes here often put the living spaces a full floor above grade, with garages, storage and entries below. That changes the design brief. The ground-level entry should feel like an arrival rather than a garage, stairs and elevators become architectural features, and the main floor deserves ceilings, lighting and millwork that match the views it was raised to capture.
Boating, fishing and long evenings outside define the island. Covered terraces, summer kitchens and pool decks are part of the floor plan for us, finished with the same care as interior rooms and specified for constant humidity and salt air.
We have not completed a project in Tierra Verde. The closest homes in our portfolio are in St. Petersburg: the AB Residence, a waterfront home, and the AT Residence in Crescent Heights. For the wider area, see luxury interior design in St. Petersburg and our neighboring St. Pete Beach and Pass-a-Grille page.
Because Tierra Verde is unincorporated, permits and inspections go through Pinellas County Building and Development Review Services. Condominium and homeowners associations may have their own review as well.
It depends on the home's elevation, flood zone and the cost of the work relative to the structure's market value. Check your elevation certificate and the county's substantial improvement rules before design is detailed.
Yes. We work alongside your architect and builder so interiors, lighting, cabinetry and outdoor rooms are planned before construction drawings are final.
Not yet. Our nearest published work is in St. Petersburg, including the AB and AT Residences.
Full-service projects begin at $80,000, and most whole-home work we take on is $150,000 and above.
Start with a $199 in-home consultation. We will walk the house or review your plans and give you a candid read on scope, flood constraints and next steps.
