Hyde Park is the neighborhood our studio calls home. Laid out in the late 1800s and built up through the early decades of the twentieth century, it holds some of Tampa's most loved houses: Craftsman bungalows with deep front porches, American Foursquares, Colonial Revival homes and stucco Mediterranean Revival houses, set on brick streets under live oaks between Bayshore Boulevard, Kennedy Boulevard and South Howard Avenue. Newer homes built on infill lots sit alongside them, and the best interiors in both respect the character of the street.
We provide luxury interior design for whole-home renovations, additions and new construction in Hyde Park, led from our studio on West Snow Avenue in Hyde Park Village.
Much of Hyde Park lies within a locally designated historic district. In Tampa, exterior changes to properties in these districts, such as new windows and doors, porches, rooflines, additions, demolition and new construction, generally require review and a Certificate of Appropriateness through the City's Architectural Review Commission or historic preservation staff before a building permit is issued. Interior work is typically not subject to that review, but it still requires standard permits for structural, electrical, plumbing and mechanical work.
That review shapes design. An addition may need to sit back from the historic facade, original windows may be repaired rather than replaced, and a new rear wing has to read as compatible with the house. We are not preservation consultants, so we work alongside your architect and builder and plan review time into the schedule from the first meeting instead of discovering it mid-project.
These houses often have beautiful porches, built-ins, heart pine floors and tapered columns, with small kitchens, one or two compact baths and little storage. The usual goal is a kitchen that opens to family living, a real primary suite and modern systems, while keeping the millwork and proportions that make the house a bungalow.
Arched openings, plaster walls, decorative tile and formal room sequences can anchor a renovation. We edit rather than erase: simplifying dated finishes, lightening heavy palettes and reworking service areas while keeping the architecture.
For new homes in the district, interior design is most useful before construction drawings are final, so lighting, cabinetry, plumbing walls and built-ins are placed around how you live rather than adjusted after framing.
Homes near Bayshore Boulevard and lower-lying blocks can fall within FEMA flood zones. If a house in a special flood hazard area is below base flood elevation, renovation costs above the City of Tampa's substantial improvement threshold can require bringing the structure into compliance. Check your flood zone and elevation certificate before a major remodel, since the answer can change the scope.
We have not published a completed Hyde Park project yet. Our closest work is in Tampa, including the MV Residence and the CH Residence in Seminole Heights, another of the city's historic neighborhoods. For the wider city, see luxury interior design in Tampa and our guide to a Tampa gut renovation.
Exterior changes such as windows, doors, porches, additions and demolition generally need a Certificate of Appropriateness through the City of Tampa's architectural review process before permits are issued. Interior renovations typically need only standard building permits. Confirm your property's status with the City early.
Often yes. Additions are usually designed to be compatible with the original house and are commonly placed at the rear. Review requirements affect size, placement and materials, so we plan them with your architect from the start.
Where they are sound, yes. Original floors, millwork, doors and fireplaces are often the starting point for the new design.
Full-service projects begin at $80,000, and most whole-home work we take on is $150,000 and above.
Start with a $199 in-home consultation. Our studio is in the neighborhood, so we walk the house with you and give a candid read on scope, approvals and next steps.
