Harbour Island sits just across the Garrison Channel from downtown Tampa, a short bridge from the city center yet quiet enough to feel like its own small neighborhood. Development here mixed waterfront condominiums, townhomes and single-family homes, including estates along Royal Pass and the island's quieter residential streets. Residents trade a short commute to downtown for island living: water views, gated entries and outdoor rooms that catch the bay breeze.
Sixth Sense Studio provides luxury interior design Harbour Island owners need when a condo, townhome or house is ready for a full renovation or a careful refresh.
Harbour Island is low-lying urban waterfront. Many properties fall within FEMA flood zones, and renovations of older buildings below base flood elevation can hit substantial improvement thresholds that change scope. Condominium and townhome associations typically review exterior work, hardscape and sometimes window replacements; interior renovations still need City of Tampa permits for electrical, plumbing, mechanical and structural work. Confirm flood documentation and association guidelines before design is locked.
Island living here is not remote beach living. Traffic, events downtown and guests who arrive by car or boat all affect the plan. We often prioritize:
For single-family homes along the channel, we also think about the view from the water. Boats pass close, so evening lighting, privacy layers and the way a terrace is furnished matter from both sides of the glass. Good design here keeps the home open to the water without putting the family on display.
Smaller footprints reward precision. We plan millwork to the inch, so storage disappears into walls instead of furniture, and we keep one material palette running from entry to terrace so rooms read larger. Kitchens are often reworked within existing plumbing locations to stay within association rules, and lighting does much of the transformation: layered fixtures, dimming and indirect light that make a unit feel calm at night when downtown is lit up across the channel.
We have not completed a published project on Harbour Island. Our closest Tampa examples are the MV Residence and the GS Residence in Tampa Bay. For waterfront thinking across the city, visit luxury interior design Tampa and our Davis Islands page.
Yes, within association rules and building logistics. Elevator reservations, work hours and shared systems often shape the schedule as much as the design.
Many do. Check your flood zone and elevation certificate before planning a large renovation, since substantial improvement rules can affect scope.
