Behind the guardhouse off Westshore Boulevard, Culbreath Isles is a compact grid of deep-water canals opening onto Old Tampa Bay. Most homes are estate-scale, many above 5,000 square feet, and they span several generations of building: 1960s and 1970s ranch and split-level originals, 1990s Mediterranean houses, and newer coastal-modern estates built on the same lots. That mix is what makes interior design here interesting. Two neighbors with similar frontage can have completely different problems to solve.
Culbreath Isles is low-lying waterfront, and homes in FEMA flood zones face the City of Tampa's substantial improvement rules: when renovation value approaches half the structure's value, the house may need to meet current flood elevation. For many owners of older homes, that calculation decides whether to renovate or rebuild. We are not engineers or permit consultants, but we help you weigh the design side of that decision early, alongside your builder and surveyor, so you do not invest in finishes for a plan that will change.
The community also has its own association and architectural guidelines. Exterior changes, fences, docks and new construction typically need association review in addition to city permits, so we build that time into the schedule.
Gated communities change how a house is used. Front rooms can be more open to the street, children and guests move freely between houses, and entertaining tends to flow out to pools and docks. We often design:
Afternoon sun across the bay is strong and west-facing glass gets hot. We pair motorized shades with fabrics that resist fading, choose stone sealed for humidity, and avoid finishes that need constant polishing to look right.
We have not completed a project inside Culbreath Isles. Our closest work is in Tampa, including the MV Residence and the CH Residence in Seminole Heights. Neighboring areas are covered on our luxury interior design Tampa page and our Tampa design-build page.
It depends on the home's elevation, condition and how much work you want. Substantial improvement rules can require an older home below flood elevation to be brought up to current standards, which often tips the decision toward rebuilding. We help evaluate the design implications with your builder.
Interior-only work usually does not need association approval, but exterior changes, docks and new construction typically do. Check your association's guidelines.
Yes. We regularly coordinate with builders and architects, or lead design and build as one team.
Our full-service projects start at $80,000; most whole-home projects are $150,000 and above.
A $199 in-home consultation is the best place to start, whether you are renovating, rebuilding or finishing a new home.
