Beach Park sits between Kennedy Boulevard and Old Tampa Bay, close enough to Westshore's offices and the airport that many residents can be home in minutes. That convenience shaped its housing: established family homes on tree-lined interior streets, and along the water, on streets such as Sandpiper Road and Beachway Drive, larger estates with docks and open views of the bay. Many of the waterfront houses have been rebuilt in the last two decades, while the inland streets still include original mid-century homes being renovated or replaced.
We work with Beach Park families on luxury interior design for whole-home renovations and new construction.
| Situation | What we focus on |
|---|---|
| Waterfront estate | Glare and heat from western exposure, indoor-outdoor flow to pool and dock, materials that tolerate humidity. |
| Inland family home | Kitchens and mudrooms that handle school-day traffic, flexible rooms that grow with children, storage. |
| Mid-century original | Raising the feel of low ceilings, opening closed kitchens, preserving the simple lines that make these houses appealing. |
| New build | Joining design early, before cabinetry, lighting and plumbing locations are fixed. |
Parts of Beach Park near the bay fall within FEMA flood zones, while inland blocks may not. That difference matters. A home in a special flood hazard area that is below base flood elevation may have to be elevated if renovation costs reach the City of Tampa's substantial improvement threshold. Before you plan a major remodel, find your flood zone and elevation certificate. Building permits are required for structural, electrical, plumbing and mechanical work regardless of zone.
Many Beach Park houses need to work on a Tuesday morning and a Saturday night. Some of the ways we design for both:
On inland streets, the question we hear most is whether an original house is worth keeping. A sound mid-century home with a good plan can become something special with new systems, a reworked kitchen and thoughtful finishes. A house that needs structural work, new systems and a different layout may be better replaced. We give you a design-side view of both options, and a builder can confirm costs, before you commit.
On bay lots, sunset light is the defining feature. We specify motorized shades, keep furniture low on the window side, and choose a palette that holds up in warm evening light rather than turning yellow. Outdoor kitchens and loggias get the same level of design as interior rooms.
We have not completed a project in Beach Park. Nearby examples of our work include the MV Residence in Tampa and the CH Residence in Seminole Heights. For neighboring areas, visit our Tampa luxury interior design page.
Some streets near the bay are in FEMA flood zones and some inland blocks are not. Check the FEMA flood map or your elevation certificate before planning a large renovation.
For smaller phases, sometimes. Whole-home renovations usually require moving out while construction is underway.
Ideally while plans are still being drawn, so lighting, plumbing and cabinetry can be coordinated before construction.
Full-service projects start at $80,000; whole-home projects are typically $150,000 or more.
Our $199 in-home consultation covers your goals, the house and a realistic path forward.
