Avila is a guard-gated golf community in North Tampa, set around the Avila Golf & Country Club and its Jack Nicklaus-redesigned 18-hole course, with estate homes on fairways, lakes and wooded lots. The architecture spans Mediterranean and traditional estates from the community's earlier decades to larger, more open contemporary homes built more recently. Owners come for privacy, golf and the kind of lot sizes that support pools, guest wings and serious outdoor living.
Sixth Sense Studio offers luxury interior design Avila homeowners can rely on for whole-home renovations and new construction, coordinated with the community's architectural review from the start.
| Situation | What we focus on |
|---|---|
| Fairway or lake lot | View corridors, privacy from cart traffic, layered treatments for afternoon sun and outdoor rooms that feel private. |
| 1990s–2000s Mediterranean estate | Editing heavy trim, tray ceilings and dark wood; opening kitchens; updating primary suites without losing proportion. |
| Newer coastal-contemporary build | Warmth and detail in large open volumes, lighting that scales with tall ceilings, storage the plan never had. |
| Guest and multi-gen living | Suites with quiet entries, flexible dens and outdoor kitchens that host without disrupting the main house. |
Avila is a deed-restricted community, and the Avila Property Owners' Association's Architectural Review Committee approves construction, remodeling, exterior changes, landscaping and demolition before work begins. Its guidelines also set rules for contractors, including the days and hours work is allowed and where crews park, which affects how a renovation is staged. Building permits are issued separately by the local building department for your address. We plan ARC submittals and review time into the schedule so design and construction are not surprised mid-project.
The community was laid out around natural terrain, lakes, wetlands and mature native trees, and lots that adjoin the course carry golf course easements and special restrictions. Those rules can shape where a pool, terrace or addition can go, so outdoor living is planned with the site rules in hand rather than drawn first and revised later. Avila is inland rather than coastal waterfront, but lake edges and drainage still deserve a look from your surveyor before an addition is designed.
Inside, that setting is an asset. Courtyard pools, loggias and rooms that open to the side garden can feel more private than a pool facing the fairway, and we often design the main living spaces around those quieter views.
We have not completed a project inside Avila. Our closest published Tampa work includes the MV Residence, the CH Residence in Seminole Heights and the GS Residence in Tampa Bay. For the wider city, see luxury interior design Tampa.
